HOM, Inc. possesses an excellent working knowledge of housing laws, including Arizona residential tenancy law, state and federal fair housing laws and federal regulations and guidance applicable to its housing programs. This knowledge is derived from professional experience in operating housing programs, a commitment to continuing education and training for staff, the recruiting of staff members from the real estate and assisted housing industry, strong professional relationships with legal and advocacy organizations in the community and membership in industry organizations focused on developing capacity and enhancing the professional development of its members.
HOM has an excellent knowledge and understanding of state and federal fair housing laws. It is the policy of HOM to comply fully with all federal, state and local nondiscrimination laws; the Americans with Disabilities Act; and the U. S. Department of Housing and Urban Development regulations governing Fair Housing and Equal Opportunity.
To further its commitment to full compliance with applicable fair housing laws, HOM provides information to applicants and participants in the housing programs regarding discrimination and any recourse available to them if they believe they may be victims of discrimination. HOM affirmatively furthers fair housing by assisting participants that believe they have suffered illegal discrimination by providing housing discrimination forms, assisting them in completing and submitting the form to HUD, if requested.
Another and perhaps more important element of fair housing for persons with disabilities is the reasonable accommodation process. Persons with disabilities may need a reasonable accommodation in order to take full advantage of the housing programs and related services. When such accommodations are granted they do not confer special treatment or advantage for the person with a disability; rather, they make the program fully accessible to them in a way that would otherwise not be possible due to their disability. HOM has clearly defined policies concerning requests for reasonable accommodations and the guidelines HOM follows in determining whether it is reasonable to provide a requested accommodation. HOM takes appropriate steps to ensure that all applicants/participants are aware of the opportunity to request reasonable accommodations.
Finally, through its membership in the state and national chapters of the National Association of Housing and Redevelopment Officials (NAHRO), the Arizona Multihousing Association (AMA) and the local, state and national Association of Realtors, HOM has access to tremendous resources in maintaining its knowledge and understanding of housing laws.
